Palmer Fry Properties

Arrival and Departure

Arrival and departure days for weekly holidays are usually from Saturday to Saturday unless specifically pre-agreed.

The cottage will be ready for you to take over at 4pm on the day of arrival unless stated otherwise. You will receive the keys and travel instructions after you have paid your hire charge in full.

Please do not arrive early. Time is needed to clean and check the cottage thoroughly between lets/renters.

For the same reason please note that you will be required to vacate the cottage by 10am on your day of departure.

We welcome one or two well-behaved pets by prior agreement. The fee is £16 per pet per week. The garden is pet-proof and you will be expected to clean up after the pets meticulously. Please bear in mind that they should not be left unattended in the property and please do not allow them upstairs in the bedrooms.

Linen is provided and the beds will be made up on arrival. Please note that you should bring all linen including pillows for cots in all cases.

Tea towels are provided . Bathroom towels are not so you will need to bring an adequate supply with you.

Special Requirements

The cottage is not suitable for people with special mobility requirements. Partial sighted visitors are welcome.

The cottage will be thoroughly cleaned between holidays. However as there is only a limited period between lets/renters we ask that you leave the property and its contents clean and tidy and as you found it.

Hire charge payment and alterations to bookings

Full hire charge is payable four weeks before the holiday date. Please take out holiday insurance as there is no refund after the full hire charge has been paid unless a further contract is found to cover your booked dates.

You are required to pay a security deposit of £150.00 payable on booking. This will be refunded at the end of your holiday rental (less any costs for breakages, damage, specialist cleaning) You and all the members of your holiday rental party agree to keep the cottage clean and tidy to leave it in a similar condition as you found it on arrival.

You are responsible to the Owner for the actual costs of any breakage or damage to the property along with any additional costs that may result and we will require payments from you to cover the cost of work over and above the deposit on production of an up-to-standard estimate for work to be done.

The Owner shall have no liability for any death or personal injury unless this results from the Owner's (or his representative's) direct negligence.

Please take all necessary steps to safeguard your personal property. No liability is accepted by the owner in respect of damage to or loss of such personal property except where it is caused by the Owner's negligence.
